Purpose

New Edge Commercial Real Estate ("Brokerage") utilizes artificial intelligence (AI), third-party software, and other technology tools to assist in preparing marketing materials and business communications. These technologies help improve the quality, consistency, and efficiency of our marketing efforts but do not replace professional review and oversight.

AI & Marketing Materials

AI and other technology tools may be used in preparing or enhancing:

• Property brochures and flyers

• Offering memorandums

• Property websites

• Email campaigns and presentations

• Social media content

• Property descriptions

• Floor plans, maps, aerials, and renderings

• Market reports and demographic information

• Other marketing and promotional materials

The Brokerage has adopted written policies and procedures governing the use of AI and technology. Brokers and sales agents are required to review, verify, and approve AI-assisted content before it is published or distributed. Despite these review procedures, AI-generated content and human review are not infallible, and errors, omissions, or outdated information may occasionally remain.

Good-Faith Information

The Brokerage strives to provide accurate, complete, and current information and discloses all material facts known to us at the time our marketing materials are prepared.

Information is obtained from property owners, public records, governmental agencies, third-party providers, and other sources believed to be reliable. While reasonable efforts are made to review the information for accuracy, the Brokerage has not independently verified all information and cannot guarantee that all information is complete, accurate, current, or free from errors or omissions.

Information Subject to Change

All information contained in the Brokerage's marketing materials, whether written, verbal, digital, AI-assisted, or otherwise provided, is subject to change without notice. The Brokerage makes no representation or warranty regarding the accuracy, completeness, suitability, or continued availability of any information contained in its marketing materials.

Independent Due Diligence

Marketing materials are provided solely to assist prospective buyers, sellers, landlords, tenants, investors, and other parties in evaluating a potential transaction. Recipients are solely responsible for conducting their own independent due diligence and verifying all information material to their transaction through the appropriate sources and qualified professionals before making any real estate or investment decision. Reliance upon the Brokerage's marketing materials alone is at the recipient's own risk.

Limitation of Liability

To the fullest extent permitted by applicable law, New Edge Commercial Real Estate, its brokers, sales agents, employees, independent contractors, affiliates, and representatives disclaim all liability for any direct, indirect, incidental, consequential, special, exemplary, or punitive damages, losses, costs, expenses, or claims arising from or related to the use of, reliance upon, or inability to use any AI-assisted content, marketing materials, property information, or other information provided by the Brokerage. By accepting or using these materials, the recipient acknowledges that they are solely responsible for independently verifying all information material to the transaction and agrees that the Brokerage shall not be responsible for any decisions or actions taken in reliance upon such materials.
