Purpose

New Edge Commercial Real Estate ("Brokerage") may provide financial analyses, spreadsheets, calculators, lease comparisons, rent rolls, lease abstracts, NNN analyses, investment summaries, cash flow models, cap rate analyses, market reports, and other analytical tools to assist clients in evaluating commercial real estate opportunities. These materials are provided solely for informational purposes to facilitate discussion and analysis. They are not intended to constitute professional advice or guarantee future performance.

Brokerage Standards

The Brokerage has adopted written policies, procedures, and guidelines governing the preparation and use of financial analyses. Brokers and sales agents are required to follow these guidelines, use Brokerage-approved methodologies and templates where applicable, and review all analyses before they are shared with clients.

The Brokerage strives to provide accurate analyses and discloses all material information known at the time the analysis is prepared. However, financial analyses rely on assumptions, estimates, projections, market conditions, and information obtained from property owners, clients, public records, and other third-party sources. Despite reasonable review procedures, errors, omissions, calculation differences, or inaccurate assumptions may occasionally occur.

Financial analyses may include assumptions regarding rental income, operating expenses, vacancy, capitalization rates, financing terms, appreciation, taxes, market conditions, and other variables that may change over time.

Unless expressly stated otherwise:

The Brokerage provides commercial real estate brokerage services only.

Nothing contained in the Brokerage's financial analyses, marketing materials, website, reports, communications, or other materials constitutes or should be construed as:

• Investment advisory services

• Securities advice

• Lending or financing advice

• Engineering, architectural, environmental, construction, or development advice

• Any other professional advice outside the scope of licensed commercial real estate brokerage

Recipients are solely responsible for conducting their own independent due diligence and verifying all financial assumptions, calculations, market data, property information, and any other information material to their transaction. To the fullest extent permitted by applicable law, New Edge Commercial Real Estate, its brokers, sales agents, employees, independent contractors, affiliates, and representatives disclaim all representations, warranties, and liability for any direct, indirect, incidental, consequential, special, exemplary, or punitive damages, losses, costs, expenses, or claims arising from or related to the use of or reliance upon any financial analysis, spreadsheet, calculator, projection, report, market information, or other materials provided by the Brokerage. By accepting or using these materials, recipients acknowledge that they assume full responsibility for independently verifying all information and consulting their own professional advisors before making any business, financial, tax, legal, or investment decision.
