Austin Approves Rezoning for 1,000-Unit Multifamily Development in Circle C
Stratus Properties Secures Zoning Approval, Highlighting a Shift from Office to Residential Development in Southwest Austin
October 2026 | Development News | Austin, TX
Austin City Council has approved a rezoning request associated with Stratus Properties, allowing up to 1,000 multifamily residential units on approximately 67 acres in the Circle C neighborhood of Southwest Austin.
Located near South MoPac Expressway and SH 45, the property, known as Tract 110, was previously entitled for up to 650,000 square feet of office development. The approval allows a transition toward multifamily housing, with potential neighborhood retail and commercial uses.
Development Overview
The proposed development would introduce substantial new residential capacity to the Circle C area, including an affordable housing component.
The September 24, 2026 approval also amended the existing development agreement, removing certain previously required roadway improvements. Traffic circulation, neighborhood access, and environmental considerations remain important issues as the project advances through subsequent approvals.
While zoning approval represents a significant milestone, construction timing and the project's ultimate development remain uncertain, particularly following Stratus Properties' previously announced plans for dissolution.
What This Means for Austin's Real Estate Market
The rezoning reflects a broader shift in land-use strategy as developers reassess traditional office development against evolving demand for residential housing.
Converting commercially entitled land to multifamily use can create new investment opportunities, particularly in established suburban locations with access to major transportation corridors and employment centers.
However, infrastructure requirements, neighborhood concerns, construction costs, and market absorption remain critical considerations when evaluating large-scale residential development.
New Edge CRE Perspective
At New Edge Commercial Real Estate, we see this approval as an example of how zoning flexibility can reshape development potential and land valuations.
As Austin's commercial real estate market evolves, investors and landowners should evaluate alternative uses, entitlement opportunities, infrastructure costs, and long-term market demand before committing to development strategies.
